Tile installation in Cape Town is priced per square metre, and the rate depends mostly on the tile size, the condition of your floor and the design you want. For most jobs, labour runs from about R60 to R170 per square metre. We tile floors, walls, bathrooms, kitchens, outdoor areas and commercial spaces, and we also handle tile replacement and regrouting. This guide explains what we charge, why prices differ and how to get a fair quote.
We charge per square metre, not a day rate. Our price covers labour only. You supply the tiles, adhesive and grout, so you control your material budget and choose exactly what goes on your floor.
| Service | Labour price per m² |
|---|---|
| Installing 4x4 tiles | R60 – R90 |
| Installing Porcelain tiles | R110 – R140 |
| Large-format tiling (900mm – 1m) | R140 – R170 |
| Tile Regrouting | R10 – R40 |
For a 20 m² area, the labour would come to roughly:
1. Installing 4x4 tiles: R1,200 – R1,800
2. Installing Porcelain tiles: R2,200 – R2,800
3. Installing Large-format tiles: R2,800 – R3,400
Remember to add the cost of tiles, adhesive and grout on top of that.
Most of our quotes land at the standard rate. Two things regularly push the price higher.
A tile floor is only as good as the surface under it. If the floor isn't level, we have to correct it before the tiles go down. That adds about R10 – R20 per square metre.
A straight-line layout is the quickest and simplest to lay. If you want something more elaborate, especially circular tiling patterns, expect an extra R10 – R20 per square metre for the additional cutting, planning and precision. For that same 20 m² area, either of these would add roughly R200 – R400 to the total labour cost.
Many people assume bigger tiles mean less work. It's the opposite. Laying 900mm – 1m tiles takes more time and care than laying smaller porcelain tiles. They're heavy, they show every small mistake in the surface below, and they leave very little room for error. That's why large-format tiles sit at the top of our price range.
At Sitari Country Estate we tiled a 24 m² area with porcelain tiles. The existing floor was uneven and had a normal topping on it. The client wanted level tiles in a straight-line pattern.
We charged R140 per square metre. The total labour cost came to R3,360.
The client got the level, straight-line finish they asked for. The quote was clear from the start, with no surprises along the way.
Tiling is one of those jobs where a poor result stays visible for years. These are the problems we're called in to fix most often:
1. Tile lines or grout lines that don't match up
2. Poor or missing tile grout
3. Hollow-sounding tiles
4. Uneven lippage, where tile edges sit at different heights
The tile repair is more work than a fresh install. We remove the existing tiles, scrape off the old adhesive and grout, reapply adhesive and grouting at the right level, and then lay the tiles again. Because of that extra work, this is charged separately at R120 – R150 per square metre for porcelain.
If you have cracked tiles, we replace them with new tiles as specified by you. This is also charged at R120 – R150 per square metre.
A little preparation gets you more accurate quotes and fewer surprises.
1. Measure the area. Know your square metres so you can check any quote against the rates above.
2. Check your existing tile and grout lines. If you're replacing or repairing tiles, tell the tiler about any lines that don't match.
3. Check the level of your floor. An uneven floor affects the price, so it's better to know before the quote than after.
You'll sometimes see one quote at R80 per square metre and another at R140 for the same porcelain tiling job. In our experience, the lower quotes usually come from individuals, while the higher ones come from credible, registered businesses.
The risk with an individual is simple. If you pay for a service and the person disappears, you have no way to trace them. You've lost your money and you still don't have a tiled floor.
A registered business is accountable. We issue a written quotation with our full contact details and registration information, so you know exactly who you're dealing with.
1. You receive a written quotation with our contact and registration details.
2. A 50% deposit is paid upfront when you accept the quotation.
3. The tiles carry a material guarantee.
If you remember one thing from this guide, make it this: your budget matters most. Tell your tiler what you can spend at the start. A good tiler will work within your budget and help you choose the right tile size, pattern and scope, so nobody has to cut corners to hit a number.

A couple of notes. I left out that you don't offer a guarantee on workmanship and only mentioned the material guarantee on tiles. If you'd rather state both, I can add that line. I also kept the example estimates as simple arithmetic from your rates, so you can adjust or remove them
Tile installation labour in Cape Town typically costs between R60 and R170 per square metre, depending on the tile type, size, floor condition and installation pattern. Small 4x4 tiling cost around R60–R90 per m², porcelain tiling R110–R140 per m², and large-format tiling R140–R170 per m².
Large-format tiles, typically measuring 900 mm to 1,000 mm, require careful handling, precise alignment and a level surface. Even small imperfections can affect the finished result. This additional care is why large-format tile installation costs around R140–R170 per square metre.
The labour cost for a 20 m² floor depends on the tiles you choose. Installing 4x4 tiles costs approximately R1,200–R1,800, porcelain tiles R2,200–R2,800, and large-format tiles R2,800–R3,400. These estimates exclude tiles, adhesive, grout and any additional floor preparation.
Yes. An uneven floor may need levelling or other preparation before installation can begin. This can add approximately R10–R20 per square metre to the labour cost, depending on the condition of the surface and the work required.
Tile regrouting costs approximately R10–R40 per square metre, depending on the condition of the existing grout and the work required. Regrouting can improve the appearance of a tiled surface and address deteriorating grout without replacing the entire floor.
